Ducts
Get your AC tech to check ducts in the house. Because they are in the attic, they are often ignored. Ducts repair might not necessarily be an expensive endeavor if detected early. Sometimes all they require is cleaning. Sometimes the plenum box needs to be sealed properly. The insulation over the ducts is also important, that could also be one of the reasons why certain rooms are not getting cooled or warmed properly. An HVAC maintenance guy should be able to check and advise about the repair that is necessary. If you see mold in the vents, then it’s a sign that either the cooling coils or the ducts need cleaning.
Insulation
At times it is even ignored by some of the maintenance techs. They are so focused in finding and checking the HVAC system that they forget to check the insulation. Depending on the location of the room walls and ceiling would need to be properly insulated. Insulation installation is not an expensive endeavor but it is required to be done properly. If you don’t know someone who does insulation repair, then request your HVAC maintenance person, some service guys would get that done for you. If there was a leak earlier, then also it is necessary that while getting the sheetrock repaired, you ask the repair guy to check insulation.
Clean vents and proper insulation could have a major effect on the distribution of air, which could, invariable change the room and house temperature. So it is necessary that while you are getting your HVAC system checked, you also ask the HVAC maintenance person to check insulation and ducts.
